The developers of two proposed mixed-use residential and commercial towers in Miami have reportedly received county demolition permits designed to clear land for the proposed construction project.
TheNextMiami reports that Dade County has issued demolition permits in April for buildings on six parcels of land on Southwest 1st Avenue, Southwest 8th Street and Southwest 9th Street in Miami’s Brickell neighborhood.
“Office[s], apartments and parking are among the current uses on the properties that will be cleared," TheNextMiami reports, adding that Delray Beach, Florida-based BG Group LLC has been listed on the permits as the demolition contractor.
In a 2022 article, TheNext Miami said the proposed Sentral Brickell project to be developed on the parcels consists of “twin towers rising 43 stories (480 feet) and 31 stories (360 feet),” citing a September 2022 filing with Miami-Dade planners. The website indicates Miami-based Property Markets Group (PMG) is a co-developer of the project along with Denver-based Sentral/BHI Residential Long Term Corp.
As initially planned, the towers and adjacent land will host 803 residential units (581 units in the 43-story north tower and 222 units in the 31-story south tower); more than 11,000 square feet of ground-floor retail space; and more than 630 parking spaces situated behind the residential units in an 11-story structure.
In a June 2022 article by South Florida Business & Wealth (SFBW), PMG Managing Partner Ryan Shear said, “We are confident this development will be a great addition to the neighborhood by providing a range of high-quality residences and short-term accommodations. We are excited to partner with Sentral to bring a fresh perspective on residential living to the area and offer future residents a walkable environment in the center of it all.”
Miami-based Sieger Suarez has served as lead architect for the project in collaboration with Sentral. “The building will be managed by Sentral and will offer their distinctive style of residential living for any length of stay,” according to SFBW.
